Space is the scarcest commodity in a London home. Families grow, work moves into the house, and the rooms that felt generous a decade ago start to feel tight. For most homeowners the choice comes down to two options: move, with all the stamp duty, agent fees and upheaval that entails, or stay and make the building work harder.
Every project we take on starts with the same question: what is the most valuable space this building can give you? Sometimes the answer is a full mansard loft with two bedrooms and a bathroom. Sometimes it is a modest rear extension that transforms a dark galley kitchen into the room the whole family lives in. The right answer depends on the fabric of the house, the planning context of the street, and the way you actually live — which is why we begin with a measured survey and a conversation, not a standard package.
Moving up the ladder in London routinely costs six figures once stamp duty, fees and the price gap between houses are counted. A well-executed conversion or extension typically costs a fraction of that, adds directly to the value of the home you already own, and lets you stay in the street, the school catchment and the community you chose.


Which Loft Conversion Suits Your House?
02 — Options
London’s housing stock is remarkably consistent — Victorian and Edwardian terraces, 1930s semis, post-war infill — and each type points toward a particular conversion strategy. These are the four we design most often:
Dormer Conversion
A box dormer to the rear is the workhorse of the London loft: it adds full head height across most of the new floor, usually falls within permitted development, and suits the majority of terraced houses.
Hip-to-Gable Conversion
On semi-detached and end-of-terrace houses, rebuilding the sloping hip as a vertical gable releases the space a dormer alone cannot reach — often the difference between a bedroom and a bedroom with an en-suite.
Mansard Conversion
The most generous option, reshaping the whole roof plane at 70 degrees. Mansards almost always need planning permission, but in conservation areas they are frequently the approach planners prefer because they follow a historic London roof form.
L-Shaped & Velux Conversions
An L-shaped dormer over a rear addition can create two rooms and a bathroom in one build, while a rooflight-only conversion is the lightest-touch route where head height already exists.
Head height is the first thing we check on a survey: 2.2 metres from the existing ridge to the top of the ceiling joists is the practical threshold. Below that, the conversation turns to lowering ceilings or raising the ridge — both possible, both with cost and planning implications we will set out honestly before you commit to anything.
Do You Need Planning Permission?
More often than not, no. Most rear dormers, hip-to-gable conversions and single-storey rear extensions fall within permitted development rights, which allow substantial alterations without a full planning application — up to 40 cubic metres of additional roof space on a terraced house and 50 cubic metres on a semi or detached house. We still recommend applying for a Lawful Development Certificate, which formally confirms the work is lawful and protects you when you come to sell.
Full planning permission becomes relevant when the house sits in a conservation area, when the design steps outside permitted development volumes, or when the property is a flat or maisonette, which has no permitted development rights at all. This is where local knowledge earns its keep: we prepare drawings that anticipate each borough’s published guidance, and where a scheme is ambitious we will often seek pre-application advice so surprises surface early, not after months of waiting.

NOTE — PARTY WALL ACT 1996
Almost every terraced or semi-detached project in London touches a shared wall. Notices must be served on neighbouring owners before structural work begins, and where a neighbour dissents, a surveyor prepares an award recording the condition of both properties. It sounds daunting; in practice it is routine — we prepare the structural information surveyors need and coordinate the process so it runs alongside design development rather than delaying the start on site. Most agreements are concluded within four to six weeks, and serving notices early in design development means the award is usually in place well before your builder needs access to the wall.
