Refund Policy
Last updated: September 2026
This policy explains when fees paid to London Architect can be refunded, what is not refundable, and how to ask for a refund. It applies to all architectural, structural engineering, interior design, party wall and project management services we provide. It sits alongside our Terms and Conditions and does not affect your statutory rights.
1. How our fees work
Before any work starts you receive a written fee proposal setting out the stages of your project and the fee for each stage. Fees are invoiced in stages as the work is delivered. A deposit is usually taken to book the first survey and begin the design stage.
2. Your 14-day cooling-off period
If you are a consumer and you appointed us by phone, email or online rather than at our studio, you have the right to cancel within 14 days of accepting our fee proposal under the Consumer Contracts Regulations 2013.
- Cancel within 14 days and before any work has started: you receive a full refund of any deposit paid.
- Cancel within 14 days after asking us to start work early (for example, to book an urgent survey): you receive a refund less a fair charge for the work already carried out.
3. Cancelling after 14 days
You can end our appointment at any time by writing to us. We will invoice for the work completed up to the date we receive your notice, at the stage rates in your fee proposal. Any fees paid in advance for stages not yet started are refunded.
Completed stages — for example a measured survey that has been carried out, or drawings that have been issued to you — are not refundable, because the work has been delivered.
4. What we cannot refund
Some costs are paid to third parties on your behalf and are outside our control. These are not refundable once they have been paid:
- Planning application fees and pre-application advice fees paid to the local council.
- Building Control fees paid to the council or an approved inspector.
- Fees for other consultants appointed with your agreement, such as a surveyor acting for your neighbour under the Party Wall Act.
- Ordnance Survey maps, land registry documents and similar purchased documents.
5. Planning decisions
Our fees are for the professional work of surveying, designing and preparing your application, not for the council’s decision. A refused or delayed planning application does not entitle you to a refund of fees for work already carried out. Where a scheme is refused, we will discuss the options with you — including a revised application — and agree any additional fee in writing first.
6. If something has gone wrong
If you believe a stage of work has not been delivered as agreed, tell us as soon as possible. We will first put it right at no extra cost. If that is not possible, we will agree a proportionate refund for the affected stage.
7. How to request a refund
- Email info@londonarchitect.co.uk or write to London Architect, 4, 41 Cornwall Gardens, London SW7 4BE, quoting your project address.
- We acknowledge every request within 2 working days and confirm the refund amount in writing.
- Approved refunds are paid within 14 days to the account or card the original payment came from.
